Detroit rapper Terry Wallace, known as Tee Grizzley, is backing a $12 million mixed-use apartment building in Brush Park. The five-story project, called Wallace Estates, got approval from the Detroit Historic District Commission on March 5.

The building will house 37 units. Most apartments will be studios and one-bedroom units. A small number will have two bedrooms. About 20% of the units will be affordable to those earning 80% of the area median income in Wayne County.

"Detroit raised me — I'm a west side kid, and I'm passionate about bringing mixed-income housing to my city," Wallace said in a statement per The Detroit News. "The 205 Watson project is about building safe, quality housing for everybody; that respects longtime residents and welcomes new neighbors — building opportunity without pushing people out."

The building will contain ground-floor retail space and parking. A masonry facade with large, offset windows will fit the historic district's aesthetic requirements.

Construction could start in late summer. The timeline could be eighteen months, according to Shokar. The developers plan to pursue a Neighborhood Enterprise Zone tax abatement and other tax incentives.

The project joins a string of developments in Brush Park, like last summer's City Modern.
